When a homeowner needs to request a short sale with his/her lender, the first thing the bank will ask, is if the property is listed for sale with a real estate brokerage. At that point, the homeowner needs to find a Realtor that is experienced processing short sales. As a homeowner, you have hired an experienced short sale real estate agent to market your property and negotiate the short sale with the lender. As the experienced Real Estate Short Sales Agent, you will need to meet with the homeowner to get the property listed and to retrieve the necessary documents that will need to accompany a complete packet to the lender.

These documents are specific to the State of Illinois; however, they are the same forms needed in any State:

1. The Listing Agreement.

2. The Short Sale Addendum to the Listing Agreement.

3. The Short Sale Authorization to Release Information on the Loans.

4. The Residential Disclosure.

5. The Mold Disclosure.

6. The Radon Disclosure.

7. A Comparable Marketing Analysis of the Subject Property.

Documents the homeowner needs to have available upon your arrival at the listing appointment:

1. The signed and dated hardship letter requesting a Short Sale.

2. Two years of the most recent income taxes.

3. Two of the most recent pay stubs or unemployment stubs.

4. An income and expense statement - This should be signed by the homeowner.

5. The most recent mortgage statements. These documents will not need to go in

the packet, they are for contact information and balances owed.

6. Two months of bank statements.

7. A list of repairs that are needed to the property.

Once the Realtor has receives an offer with a buyer's pre-approval, a HUD statement will need to be prepared so that the bank will have an estimate of what they will net. Once you have all of the above documents along with an offer to purchase the property and the buyer's pre-approval, you are ready to submit the complete packet to the bank or in situations where there are two mortgages, you want to send the complete packets to both banks at the same time.

In addition, always review the mortgage statements from your homeowner; because you want to have the correct contact information for the lender. Also, you need to know the exact balance of the loans owed on the property. In addition, always ask the Seller to keep you posted and notified regarding any documentation that they receive from their Lender. In the event, they receive the notice to appear in Court I ask them to notify their Real Estate Attorney for legal advice.

Real Estate Short Sales - Taking The First Step


So what is the first step in the short sale real estate process? First off, before setting up a meeting with the homeowners be sure that they are both going to be available to speak with you. Without both owners being present you risk wasting your time because you will need to return to the home to speak with the second owner prior to moving forward with the sale. If the homeowners are married get both signatures on all documents, even if they say that only one of them is on the loan. If they are divorced get both signatures unless one of the owners can provide a copy of the quit claim deed that the other owner has signed.

I recommend getting the deed before your proceed any further in pursuing a short sale. Why? People who are losing their home to foreclosure tend to have a high level of denial. Because of this in many cases you end up spinning your wheels because the sellers will stop returning calls, and stop cooperating with you in pursuing the short sale. Getting the deed signed over to you will help ensure that your efforts have the chance of leading to a profitable end, rather than wasting your time working for free with uncooperative homeowners. The last thing you want to do is end up spinning your wheels with homeowners who will not cooperate with you. As hard as it is to believe, even though you are helping homeowners to save their credit, many will work against you.

As with all versions of Monopoly, gameplay in Here & Now: the World Edition is driven by turn-based rolling of the dice and the player's ability to secure and maintain control of real estate investments. In the PS3 version players use their controller to roll the dice, with their piece moved around the board and rents deducted from their account automatically. Once this is done they have the choice to either visit the accounts screen, where all player owned properties and available cash are listed, or to allow the next player to roll. A new twist in gameplay involves the mini-games scattered throughout the board. These occur at different points in the game--for example, at the beginning of the game to determine who will roll first. Real Estate Private Sale Websites-Do They Really Work?


Whether or not, real estate private sale websites work isn't the simple question it seems at first.

Like so many things in life, to get a good answer you need to first ask a good question. A better question equals a better answer.

So before we try to answer the question let's structure it a little better. Let's not ask whether the private sale websites are effective. Let's ask instead, which private sales websites are the most effective and which ones are useless.

No matter what country you live in, if you are trying to sell your house without an agent then there is a right way and a wrong way to go about it. In the United States, the United Kingdom, Canada, Australia and most countries worldwide there are some major real estate portals and websites. Along with those, each country will have literally hundreds of smaller FSBO, private sale websites.

These small sites may look as professional as some sites that are far more powerful,but looks are deceiving. It is quite easy to build a very glossy, whiz bang website that looks a million dollars and yet receives almost no visitors. To the private seller, especially the newbie, such sites represent extraordinary value. Place your property on the site for 10 bucks, and you'll be inundated with inquiry right?

You know the answer to this one - you get what you pay for. These pretender sites can never deliver the huge number of inquiries you need to ensure that your private house sale is a success. There are even free private selling websites, but the danger with those is that they give you a false sense of security in thinking that your property is being viewed by prospective buyers in sufficient quantity.

Imagine for a moment that you are looking for a house to buy in your local area.

Chances are that there is no local website, sufficiently well known in your area to bring buyers in from all around the country. And what's more even your local agent is probably advertising his listings on the major portals. So you see, if even the agents realize the necessity of being seen on the major portals then it's all the more reason that you must be on them as well, when you a private selling.

There are countless FSBO websites that don't even get 5000 visitors per month. Add to this the fact that those meagre visitor numbers are shared between several hundred listings and you begin to see the problem in listing with these smaller sites.

You see the general public is very time poor. What this means is they do not have time to search hundreds of obscure websites in a bid to find the house of their dreams. They simply go to the top search result for real estate in their area and more typically on a national basis. Of course, the small sites never get a look in since they do not appear at the top of the search results.

In my opinion, and as the owner of a private sale website, there is no point in listing your property with any website that is not within the first five results in Google for search terms related to your property.

I even recommend to our subscribers that they do not merely list their property on our site alone, but rather use our full-service, where we place them on the major portals as well. Now of course, my bias towards the portals is obvious however, I am sure that you understand the validity of what I'm saying.

When you are undertaking a real estate private sale you need the marketing clout that used to be the domain of the agents alone.

The only way to get that clout is to utilize the major portals in your country. With this in mind, I suggest that you only use a private seller service which can provide you with access to your national portals, as well as its own site.

You might as well burn your money rather than waste time on the private seller sites which will only ever be seen by other private sellers.

Real Estate For Sale - Showing A Home To Your Clients So That They Will Want To Make An Offer


When you show a potential client a home that is available, how do you show them through that home? Do you let them take the lead and follow them through the house? Or do you walk in front of them and guide them through each room? The way that you show a home can make a difference in the way your clients see the home.

As a realtor you must control the situation at all times. Long before you arrive at the home you are planning to show to your clients you must decide how you will spend the time you have to your best advantage.

The best plan is to meet your clients at your office. That way you will have a chance to explain to them exactly which homes you will be showing them and to give them a preview of these homes from your computer. During this time you will be able to add additional properties they wish to see and to eliminate any that do not fully meet their criteria. Make every effort to limit your showings to four or five homes. If you show any more than five, it will be difficult for the clients to remember what they have seen.

Next, drive them to the homes. When your clients are with you in your car, you are able to direct the conversation and to give them more information about the properties they will be seeing, as well as answering any other questions they may have. Take the most direct route to each home and plan your route in advance so that you won't get lost or end up on a road that is under construction. Scenic routes are best left until you are taking back to a home for the second time.

When you arrive at the property give them time to get out and stretch their legs. Clients like to have a look around a house before they go inside of the house. Let the current owners or listing agent know you have arrived and then invite your clients inside.
